​Increased Property Valuations
As a result of our SCHA Association, property values have been increased when compared with other, similar properties in Mashpee.   The information below provides data from the Town of Mashpee property assessments.

  • SCHA Lots are worth $61,334 (38%)  more than similar Mashpee properties.
All values are for the physical lots only. SCHA water lots were not included as there are few similar lots in other similar neighborhoods.  Simply put  an SCHA property has use benefits such as beaches, docks, recreation, and ambience plus an assured higher property value.

​SCHA Owned Common Properties
Our SCHA dues are critically important to the overall maintenance of all 8 of our common properties.   With the funds collected, the board of directors allocates money towards maintaining our roads, improving signage,  maintaining storm drains,  cutting/pruning of trees and a managing a wide variety of improvements to our beach and dock areas.  In recent years, this has included major improvements such as kayak racks, dock improvements, landscaping and playground improvement.   Road and tree expenditures are manatory in order to assure that our roads can meet Mashpee requirements for plowing our roads in the winter.

Summary of Annual Budget/Dues supporting our Common Areas
  • The 2020 annual homeowners’ dues have been set at $200, unchanged for over 9 years. The dues for undeveloped lots are $75. 
  • There are 152 lots in the SCHA subdivision.
  • The SCHA holds title to four lots reserved for the benefit of all lot owners; these include the two very valuable waterfront areas (lot # 96 in South Cape Estates and Lot # 168 on Whippoorwill Circle) that are developed with docks and beach access, and one undeveloped lot in each neighborhood, #97 and #141 respectively. This leaves 148 lots with “common benefits” in recreational areas, undeveloped lots, entrances, and about three miles of private streets. ​
Improved Dock, Kayak and Beach Areas (Whippoorwill & Metecomet)
  • Boating - use of Whippoorwill and Metacomet docks for loading & unloading vessels and storage of Dinghies for easy access to moorings.   
  • Kayaking - 84 Kayak racks in both areas for easier storage and launching of kayaks.
  • Improve beach areas -  Swings, bocci, volleyball and beach maintenance
  • Convenient parking
  • Dock improvements and renewal of all necessary Dock Permits
  • As a participating member of the SCHA, you are entitled to use (with the Board’s approval) the beach areas for large private functions such as Anniversary/Birthday Parties, Weddings and other events. This summer, one resident is taking advantage of the added benefit of membership in the Association and are having a catered rehearsal dinner at the newly improved Metacome.
