2025 Annual Dues
Welcome to Summer 2025!  We are looking forward to another wonderful summer at our Hidden Paradise!

This is a reminder to submit your Annual Dues if you have not already done so.

There is a waiting list for kayak racks, so if you wish to keep your kayak rack, dues must be
paid no later than June 15th. Up to date dues are also necessary to obtain a dingy permit, and to participate at our Annual Meeting on July 12th.

An Invoice was emailed to all members in April.   I allows you to pay dues online or by sending your check to SCHA, PO Box 468, Mashpee MA 02649.  Do not pay in cash.   If you are going to be late in making your payment,  just let us know by email at [email protected].

Homeowner Benefits
For almost 40 years, the SCHA has used annual dues responsibly for the following;
  • property taxes on the four common properties
  • entrances, including signage and utility bills
  • storm drains, road surfaces
  • docks and beach areas
  • landscaping of common properties including the roadways.

All current SCHA members have several benefits not available in typical homeowners’
associations. Your individual property value is enhanced in the following ways:
  • The west side of the SCHA is the Great River. Members have private access to two beaches, docks, and recreational areas as part of their “common property.” Boat moorings, clamming, sunning, beach combing, sailing, kayaking, and sunsets are all accessible in your private “common” areas.
  • The location of our neighborhood is removed from the congestion of commercial areas while still close to shopping, dining, and entertainment. South Cape Beach, Calley’s Beach on Waquoit Bay, water sports, nature trails, and the entire Waquoit Bay estuary are just an easy walk or paddle away.
  • The deep-water access from our docks, without overhead obstructions, provides boating enthusiasts with access to Waquoit Bay and the open ocean beyond. The “common docks” and beach areas provide easy loading and unloading of watercraft. The Mashpee boat launching area, on our north side, is also a bonus.
  • The SCHA is a homeowners’ association with few restrictions. Things like boat storage; parking, landscaping, rental, and paint color on your property are your business. Cooperation with and consideration for all members concerned are obligations the SCHA board and our members take seriously. The annual dues in similar neighboring homeowner associations are substantially more with many restrictions and covenants regarding individual properties. Looking forward to seeing you around our community this summer!

2025 Dinghy and Kayak Registration (posted 3/10)

Dinghy Permits
Just a reminder to submit your dinghy permit request for 2025 asap so we can include your dinghy fee in our 2025 membership invoice.  You can submit your permit request on the Dock & DinghyDock & Dinghy home page.

Kayak Racks
For those with Kayak racks, you will automatically be billed in your 2025 membership invoice.  No action is required.  We do ask that anyone who no longer wants their kayak rack, to send us an email at [email protected].  It will greatly help us in managing Kayak spaces.

Volunteers Needed (posted 3/10)
We have several spring and summer activities that are in urgent need of volunteers.     Please send an email to [email protected] if you have time to help.
  • Annual Picnic - our summer picnic is only weeks away.
  • Landscape Committee -  need volunteers to identify work and solicit bids from landscaping companies for maintenance of our entrances and beach areas.
  • Road Committee -  help survey road and storm drain issues and arrange to choose contractors to perform the repairs.  This committee usual meets once a month, at most , via Zoom.
