
Located in Mashpee, MA, SCHA, the South Cape Homeowners Association, represents the common interest of approximately 150 property owners in the neighborhood known as South Cape Estates. Mashpee is located on Cape Cod which is the geographical arm protruding into the Atlantic Ocean approximately 60 miles south of Boston MA USA. Long known as a summer recreational and historic area for the New England states, Cape Cod is comprised of many small year round communities and is a popular destination for summer vacations.

The SCHA properties are comprised of private roads, many of which are cul du sacs, conservation areas, undeveloped lots, and waterfront areas on the Great River, with two association docks, and a picnic / recreational area. Approximately half of the homeowners are year round residents, many are retired, and there are a few younger families with children.

WINTER ON GREAT RIVER SUMMER ON GREAT RIVER
The association beaches, docks, town moorings, and a launching ramp next to the SCHA properties allows property owners to pursue power boating, sailing, and kayaking in the waters surrounding the SCHA properties. Since the Great River has deep water access to Waquoit Bay, without overhead impediments, a power or sail boat can traverse Nantucket Sound, have lunch or dinner on Martha’s Vineyard or visit Nantucket and return on the same day. Since the prevailing wind is from the southwest our sailors usually have an easy return at the end of the day. Waquoit Bay, because it is sheltered, allows water sports or beach activities even on windy days. Kite boarding is a big activity on Waquoit for this reason. Kayakers also have an abundance of shallow protected estuaries full of swans, osprey, and hidden nooks and crannies to explore.
Walking trails in South Cape Beach Park, the town and state ocean beaches, the surrounding woodlands, Sedge Lot Pond, and the daily tidal changes in the surrounding estuaries provide naturalists with many areas to appreciate. Due to its unique geographic location, the Cape offers cooler summers and warmer winters than the rest of New England. In between we have extended mild spring and fall seasons ideal for outdoor activities like golf, tennis, and exploring without the summer crowds.
